What Bloomington Properties Deal With

Big lots and long sewer laterals

Many Bloomington homes sit on large lots, which can mean a long sewer line from the house to the street. Long lines have more joints and more chances to sag. If the back of the house backs up first, a camera inspection shows where the problem is.

Older homes and add-ons

Older Bloomington homes often have rooms, bathrooms, or units added over the years, sometimes tied into the original plumbing in ways that were never ideal. We look at how the system is laid out before deciding on a fix.

Septic and sewer questions

Some larger-lot properties in the area may still use a septic system instead of the public sewer. If you are not sure which one you have, tell us when you call. It changes how we approach a backup.

Hard water, heat, and outdoor plumbing

Hard water wears out water heaters and fixtures. Large yards often mean long hose bib and irrigation runs that leak or crack in the heat.

Because Bloomington is so close to our shop, it is one of the places we can often reach fastest when a main line backs up or a water heater starts leaking. That matters most at night and on weekends, when many companies send calls to an answering service. We pick up 24/7, and we will tell you on the phone what to do while we are on the way, like shutting off the water heater or the main valve, or not running water if the sewer is backing up.

Pipes You Will Find in Bloomington Homes

Bloomington has older homes on large lots, add-ons over the years, and newer infill. Around Ayala Park and Kessler Park, between Rialto, Fontana and Colton and across neighborhoods like the neighborhoods north and south of Valley Boulevard, the area around Ayala Park and the larger lots near Cedar Avenue, the plumbing usually depends on when the home was built.

  • Older homes: clay or cast iron sewer lines and galvanized supply pipe are common and tend to collect roots, rust and scale.
  • Mid-1940s to 1960s homes: Homes built from about the mid-1940s through the 1960s can still have Orangeburg (tar-paper) sewer pipe. Orangeburg cannot be lined or rehabilitated; it has to be dug up and replaced.
  • 1970s–1990s tracts: copper supply lines under concrete slabs, where slab leaks show up as the copper ages.
  • Newer homes: PEX and ABS, where problems are more often fittings, construction debris or water heater issues.

The most common calls we get here: long sewer laterals, older lines on big lots, and some properties still on septic. Some Bloomington properties are on septic, and we can help figure out whether a problem is in the septic system or the plumbing. We are open 24/7; call anytime at (909) 927-3194.

A Short History of Homes in Bloomington

Bloomington was one of the townsites the Semi-Tropic Land and Water Company laid out after it formed in 1887, along with Rialto and Fontana. Bloomington’s townsite was surveyed in 1888. Pacific Electric red cars reached Bloomington in 1911 on the Riverside–Rialto line and ran until 1940. Bloomington is still an unincorporated community governed by San Bernardino County, and its incorporation attempts in 1989 and 2007 did not pass.

Many Bloomington properties sit on larger, semi-rural lots, so older homes, long sewer laterals and the occasional septic system are common here.

Older pipes like these fail in predictable ways: cast iron drains rust and scale inside, clay sewer laterals crack and let tree roots in at the joints, and galvanized supply lines corrode and lose pressure. Homes from the 1940s through the 1960s may also have Orangeburg pipe, a tar-impregnated wood-fiber sewer pipe that was widely used during and after World War II, when cast iron was scarce. Over time it blisters, sags out of round and can collapse, roots work their way in, and once it is found it cannot be lined or patched, so it has to be dug up and replaced. A few properties on older lots still run on septic tanks too. If your Bloomington home is decades old, a camera inspection shows what you are working with before a small problem turns into a backup.
