What North Riverside Plumbing Deals With

Very old drains near downtown

Older homes near downtown and the Mount Rubidoux area can have cast-iron drains and clay sewer laterals that are many decades old. They scale, crack, and let roots in. A camera inspection shows what is going on before anyone digs.

Rentals around UC Riverside

Homes and apartments near the university see heavy use and many tenants. Kitchen grease, wipes, and worn fixtures cause many of the calls we get there.

Galvanized supply lines

Many older Riverside homes still have galvanized steel water lines. They rust inside, causing low pressure, brown water, and leaks. A repipe is sometimes the only lasting fix, and we will explain why.

Big trees and hard water

Riverside’s old trees send roots into sewer lines. Hard water fills water heaters with sediment and wears out fixtures.

North Riverside also sits close to the Santa Ana River and the hills around Mount Rubidoux and Box Springs, so soil and drainage vary a lot from street to street. Older homes there may have had several plumbers over the years, and we often find mixed pipe types and old repairs. We take the time to understand the system before changing anything, and we show you camera footage or the damaged part so you can see why we recommend a fix.

Pipes You Will Find in North Riverside Homes

North Riverside has some of the region’s oldest homes near downtown, plus mid-century neighborhoods and student rentals. Around the Mission Inn, Mount Rubidoux and UC Riverside and across neighborhoods like downtown near the Mission Inn, the Wood Streets, the Northside, and the neighborhoods around UC Riverside, the plumbing usually depends on when the home was built.

  • Older homes: clay or cast iron sewer lines and galvanized supply pipe are common and tend to collect roots, rust and scale.
  • Mid-1940s to 1960s homes: Homes built from about the mid-1940s through the 1960s can still have Orangeburg (tar-paper) sewer pipe. Orangeburg cannot be lined or rehabilitated; it has to be dug up and replaced.
  • 1970s–1990s tracts: copper supply lines under concrete slabs, where slab leaks show up as the copper ages.
  • Newer homes: PEX and ABS, where problems are more often fittings, construction debris or water heater issues.

The most common calls we get here: very old drains near downtown, galvanized supply lines, roots from big trees and heavy use in rentals. We are open 24/7; call anytime at (909) 927-3194.

A Short History of Homes in North Riverside

Riverside was founded in 1870 by John W. North and settlers from back East, who formed the Southern California Colony Association on old Rancho Jurupa land. In 1873 Eliza Tibbets planted navel orange trees from Brazil, and those trees helped start California’s citrus industry. Riverside incorporated in 1883. The Northside, north of downtown, is one of the city’s historic areas and includes older Craftsman and revival-style neighborhoods.

North Riverside homes run from older houses near the historic core to postwar and newer tracts, so the plumbing varies a lot from street to street.

Older pipes like these fail in predictable ways: cast iron drains rust and scale inside, clay sewer laterals crack and let tree roots in at the joints, and galvanized supply lines corrode and lose pressure. Homes from the 1940s through the 1960s may also have Orangeburg pipe, a tar-impregnated wood-fiber sewer pipe that was widely used during and after World War II, when cast iron was scarce. Over time it blisters, sags out of round and can collapse, roots work their way in, and once it is found it cannot be lined or patched, so it has to be dug up and replaced. A few properties on older lots still run on septic tanks too. If your North Riverside home is decades old, a camera inspection shows what you are working with before a small problem turns into a backup. Call (909) 927-3194, day or night.
