Why Highland Homes Call for Plumbing Help

Older laterals in west Highland

Many homes in the older parts of Highland, near Base Line and the 210, were built before plastic drain pipe was common. Clay and cast-iron laterals crack, sag, and let roots in. If your main line backs up more than once a year, get a camera inspection before you pay for another quick cleaning.

East Highlands Ranch and newer tracts

Newer homes in East Highlands Ranch usually have PVC drains and copper or PEX under the slab. The common calls there are slab leaks, tankless heater problems, pressure regulators that have failed, and kitchen lines clogged by grease.

Slopes and foothill lots

Homes closer to the foothills often sit on slopes with longer sewer laterals. Soil movement on a slope can shift a joint over time. A line that drains fine most days but backs up when the house is busy is a common sign.

Hard water and wind

Highland shares the valley’s hard water, so expect sediment in water heaters and scale on fixtures. Santa Ana winds and dry heat stress outdoor plumbing and irrigation lines.

Highland homeowners often tell us they called someone for a quick drain cleaning, and the clog came back a few weeks later. That usually means the real problem is further down the line. We would rather find it once than come back to clean the same line again and again.

How We Work with Highland Customers

You get a straight answer on the phone about when we can arrive. On site, we find the cause before we sell a fix: if a camera is the honest next step, we say so, and we show you the footage. You get the price before work starts, and if the job changes once a line is open, we stop and talk to you first. When we leave, the work area is clean and you know what was done and what to watch for.

Seasonal tips for Highland homeowners

  • If your home is on a slope, have the sewer scoped every few years; joints can shift slowly.
  • Descale tankless water heaters once a year; hard water clogs the heat exchanger.
  • Before a busy holiday weekend, clear a slow main line before it backs up.

Pipes You Will Find in Highland Homes

Highland has older homes in west Highland and the Palm Avenue area, with planned communities like East Highlands Ranch built mostly from the 1980s on. Around East Highlands Ranch, the Base Line corridor and Yaamava’ Resort & Casino nearby and across neighborhoods like west Highland, the Old Town area along Palm Avenue, East Highlands Ranch and the foothill neighborhoods, the plumbing usually depends on when the home was built.

  • Older homes: clay or cast iron sewer lines and galvanized supply pipe are common and tend to collect roots, rust and scale.
  • Mid-1940s to 1960s homes: Homes built from about the mid-1940s through the 1960s can still have Orangeburg (tar-paper) sewer pipe. Orangeburg cannot be lined or rehabilitated; it has to be dug up and replaced.
  • 1970s–1990s tracts: copper supply lines under concrete slabs, where slab leaks show up as the copper ages.
  • Newer homes: PEX and ABS, where problems are more often fittings, construction debris or water heater issues.

The most common calls we get here: older laterals in west Highland, slab leaks in tract homes, and water pressure on sloped foothill lots. We are open 24/7; call anytime at (909) 927-3194.

A Short History of Homes in Highland

Highland’s original townsite dates to 1891. The town grew around citrus packing houses and the Santa Fe Railroad’s “Kite” loop, which served East Highland, Highland and West Highland. East Highland’s orange groves peaked in the 1920s and 1930s. The Highland Historic District, on the National Register, preserves the old townsite, the Palm Avenue business area and packing-house buildings. Highland did not incorporate until 1987.

Highland mixes old grove-era homes near the original townsite with much newer subdivisions built after cityhood.

Older pipes like these fail in predictable ways: cast iron drains rust and scale inside, clay sewer laterals crack and let tree roots in at the joints, and galvanized supply lines corrode and lose pressure. Homes from the 1940s through the 1960s may also have Orangeburg pipe, a tar-impregnated wood-fiber sewer pipe that was widely used during and after World War II, when cast iron was scarce. Over time it blisters, sags out of round and can collapse, roots work their way in, and once it is found it cannot be lined or patched, so it has to be dug up and replaced. A few properties on older lots still run on septic tanks too. If your Highland home is decades old, a camera inspection shows what you are working with before a small problem turns into a backup.
